AI Tools for Real Estate Agents in India: Prices and Rules

AI tools for real estate agents in India now call leads, chase them on WhatsApp and write listings. Few publish rupee prices: Zappio's AI caller costs ₹4.50 to ₹7 a minute plus 18% GST, and opZynic's chatbot starts at ₹2,699 a month. Sell.Do, Leadrat and ANAROCK quote on request.

An Indian property broker's day runs on two apps: the phone dialler and WhatsApp. That is exactly where the new AI tools have landed. In the past year ANAROCK launched nine AI tools for developers, Leadrat bought a voice-AI start-up, and Housing.com put its property search inside ChatGPT. Most of the products below are Indian, and most hide their prices behind a demo call.

We checked each tool's own website and pricing page on 3 November 2026 to find what it does, what it costs in rupees and what the catch is. None of them was tested hands-on; where a company claims results, we say whose claim it is.

Last reviewed 6 November 2026: Zappio's and opZynic's rupee prices re-checked that day; other vendors' pages read on 3 November 2026.

1. Zappio: an AI caller with published rupee prices

Zappio is the rare Indian tool here that prints its prices. Run by Codiqube Technologies, with a Gurgaon address on its site, it sells voice agents that ring new leads, ask the qualifying questions, book site visits and follow up on WhatsApp.

On its pricing page, the Pay As You Go plan has no monthly fee and charges ₹7.00 a minute for AI calls and ₹0.30 per WhatsApp reply. Starter costs ₹2,999 a month with calls at ₹5.00 a minute, and Growth ₹5,999 a month at ₹4.50. "All prices exclusive of GST at 18%," the page says, and the minimum wallet recharge is ₹1,000. By our calculation, a two-minute qualifying call on Starter costs ₹10, or ₹11.80 with GST.

The homepage promises Hindi, English and Hinglish on every plan, with Marathi, Tamil, Telugu, Kannada and Gujarati on Growth and above, though the pricing page words this differently. It connects to HubSpot, Salesforce, Zoho CRM, LeadSquared and Freshsales.

The catch: read the privacy policy before you upload buyers' numbers. It says call recordings and transcripts "may be kept longer, including for AI training", that "some processing may occur outside India", and it leaves do-not-disturb and TRAI compliance to you, the customer. That matters more from November, when TRAI's new rules for AI calls start (see the rules section below).

2. Sell.Do: a full CRM with AI voice agents in 10 languages

Sell.Do is a real estate CRM that says it is "Built in India" and used by "1,500+ real estate businesses", with developer logos such as Shapoorji Pallonji, Hiranandani and Mahindra Happinest on its site. Its Jarvis AI voice agents promise to call every new lead "in under 30 seconds", in Hindi, Marathi, Tamil, Telugu, Kannada, Bangla, Malayalam, Gujarati, Punjabi and Odia, and transcribe the calls into English.

Pricing is per active user per month with a minimum of five users, and the voice agents are an add-on, so you will need a quote. The site calls itself "RERA-ready", but its voice-agent page says nothing about TRAI or do-not-disturb rules. The uplift figures on the site, such as "+25%" site visits, are Sell.Do's own unnamed claims.

3. Leadrat: a CRM that is adding AI callers

Leadrat, from Dhinwa Solutions, is a broker CRM with offices in India and Dubai. Its homepage names no AI features yet, but on 12 October 2026 it announced it had bought Calllive.ai, a voice-AI company, and said the voice agents would be built into Leadrat by the end of December 2026 under a new name, "CallingCat". Calllive says its agents work in Hinglish and several Indian languages.

Leadrat sells one plan "with every feature", priced per user and billed yearly; the prices did not show on its pricing page when we checked. If you already use Leadrat, wait for CallingCat rather than bolting on a separate caller.

4. ConvoZen.AI: NoBroker's agent for calls, WhatsApp and chat

ConvoZen.AI is NoBroker's AI agent for property enquiries. It answers on voice, WhatsApp, email, chat and social media, captures what the buyer wants and books visits around the clock, and NoBroker says it handles Hindi-English mixing and regional accents. Pricing is by demo only.

The results ConvoZen cites come from NoBroker's own businesses: an "8% uplift in visits" for NoBroker Builders and 6% of business handled by voice agents. Useful as a signal, but they are a company grading its own product.

5. ANAROCK.AI: built for projects ANAROCK sells

ANAROCK launched ANAROCK.AI on 20 November 2025: nine tools, including "Genie" chatbots and voicebots for walk-ins, channel partners and referrals, and "Astra" models that predict which leads will buy. An ElevenLabs case study says the Genie voice agents run on ElevenLabs' voice platform and credits them with "₹2,000 crore" of sales.

Treat the numbers with care: ANAROCK's own launch release said ₹750 crore and its blog ₹1,000 crore, and the tools are tied to ANAROCK's sales-mandate model rather than sold as a product you can sign up for. For most brokers it is a sign of where the industry is heading, not something to buy.

6. opZynic: a website chatbot with a low entry price

opZynic sells a chatbot for real estate websites that answers project questions and collects a visitor's name and number. Its site lists Essential at ₹2,699 a month, Professional at ₹7,999 and Business at ₹15,999, with yearly billing 25% cheaper and a 14-day trial without a card.

The catch: the Essential plan allows only "10 lead registrations" a month, which a busy project page will hit quickly. The site does not say which company runs it, and its privacy page returned an error when we checked, so ask both questions before you put buyers' data into it.

7. Listing photos: virtual staging, and the new AI label rule

Virtual staging apps add furniture to photos of empty rooms. The main ones are global and priced in US dollars: Virtual Staging AI starts at $16 a month on yearly billing for six photos, collovAI at $19 a month for 60 photo credits, and REimagineHome advertises $14-99 a month with five free designs. For floor plans and finishes, our AI interior design guide explains why a pretty render isn't a buildable plan.

From 29 December 2026, India's advertising self-regulator ASCI expects labels on AI-made content that shows something that doesn't exist yet. Its final guidelines, released on 29 September 2026, name "a 3D model of an unbuilt housing complex" as an example that needs a label, such as "created using AI". Routine colour and light correction needs none. ASCI doesn't say whether staging an existing empty flat counts, so the safe course is to label staged photos too. collovAI already offers a staging disclaimer option.

8. Writing listings with ChatGPT or Gemini

For listing descriptions, WhatsApp replies and Hindi translations, the free plans of ChatGPT and Gemini are enough to start. ASCI's guidelines say AI used to write or improve ad copy needs no label.

The facts still have to be right. Under Section 11(2) of the RERA Act, an advertisement for a registered project must prominently mention the RERA authority's website address and the project's registration number, and Section 10 bars agents from facilitating sales in unregistered projects. In Maharashtra, MahaRERA's April 2025 directive also requires a QR code in the top right corner of ads, according to The Realty Today's report. AI assistants don't know a project's registration number, so add it yourself and check every carpet area and possession date the AI writes.

For buyers and renters: what AI can do for you

Most of the AI in Indian property apps is for buyers, even if the apps barely explain it:

  • Housing.com inside ChatGPT: Housing.com launched property search in ChatGPT on 11 June 2026, according to its announcement, so you can describe what you want in plain words.
  • Landeed Terra: launched in June 2026, it checks a seller's or listing's claims against official land records, including ownership, encumbrances and litigation. Landeed says it covers "26 states and 4 union territories".
  • The portals: the 99acres app says it is "Backed by AI to make your property search faster and efficient" without naming a feature; NoBroker added "Owner AI Assist" without describing it; Square Yards launched "Square Yards AI" search. MagicBricks' iPhone listing doesn't mention AI at all.

The rules to check before you switch on an AI caller

Three rules now shape AI in Indian property marketing:

  1. TRAI's 18 September 2026 amendment treats AI voice calls as "A2P" calls that must be declared to your telecom operator in advance, and limits calls on a buyer's enquiry to seven days. Our guide to TRAI's rules for AI calling agents explains what changes and when.
  2. RERA requires the registration number and authority website in project ads.
  3. ASCI expects AI labels on renders of unbuilt projects from 29 December 2026.

What we considered and dropped

  • Square Yards SuperAgent Pro: a voice AI "fine-tuned on millions of property calls", but its site doesn't name its owner, and the only detailed coverage we found was sponsored.
  • MagicBricks READPRO: an AI-driven broker CRM with "85,000+" licences by the company's count; magicbricks.com blocked our checks, so we couldn't verify current features.
  • Gupshup's real estate agent: launched in September 2026 for WhatsApp and voice, but we found no pricing or named customers.
  • Kuula and other virtual tour tools: pricing pages didn't load, and nothing was India-specific.
  • "Zopu": a reader asked about an AI tool by this name. We found nothing by that name in real estate or anywhere else; the closest match is Zappio.

How to choose AI tools for real estate agents

  • You buy portal leads and lose them to slow callbacks: an AI caller such as Zappio, priced per minute, after you have read TRAI's new rules.
  • You run a team of 5 or more: a CRM with built-in AI, such as Sell.Do now or Leadrat once CallingCat arrives.
  • You market one project from its own website: a chatbot such as opZynic, checking the lead cap first.
  • You mainly need better listings: ChatGPT or Gemini for text, a staging app for empty rooms, and an "AI" label where ASCI expects one.

FAQ

Is there a free AI tool for real estate agents in India?

Yes, for writing: the free plans of ChatGPT and Gemini can draft listings, replies and translations. AI callers cost money; Zappio's Pay As You Go plan has no monthly fee but charges ₹7 a minute plus GST.

How much does an AI calling agent cost in India?

Zappio charges ₹4.50 to ₹7.00 a minute plus 18% GST, depending on the plan, so a two-minute call costs about ₹10.60 to ₹16.50 with tax by our calculation. Sell.Do, Leadrat and NoBroker's ConvoZen quote on request.

Can I use AI to write property listings in India?

Yes. ASCI says AI-written ad copy needs no label, but RERA still requires the project's registration number and the authority's website in ads, and you must check every fact the AI writes.

Do AI property photos need a label in India?

From 29 December 2026, ASCI expects a label on AI content that shows something not yet built, such as a 3D model of an unbuilt housing complex. Routine edits like colour correction need none.
